Monday = Big day

Most Monday's are, well, meh. Yesterday was a whirlwind. I had to scramble to get the rest of our refinance docs in, faxing and typing and all that jazz. Dan was on MSNBC last night (seriously!!!). Then, we raced to close on our refinance (yeah! money saved!). And... the apartment across the street caught on fire and firemen lined our street and brought out all sorts of gear (ladders, hazmat crew).

There was never a dull moment at DC Rowhouse yesterday.

My wife and I bought our duplex in the DC area around the same time as you and we love reading your blog. We have been working on many of the same projects that you have and look forward to reading your blog every chance we get. We are actually just about to finish our kitchen remodel this week.

I was wondering how you were able to refinance. My wife and I have looked into it, but since we do not have enough equity in our house, we were unable to do so. We only put 5% down when we bought the place. Any advice on how to refinance?

First off - who is doing your kitchen remodel? Did you get help? I need someone to help me hang out kitchen cabinets. Got any suggestions?

Now, about the refinance. Can you not refinance because your house is not worth less than your loan? We refinanced through the same mortgage broker as we did when we bought the house(e-mail me if you want more details) and did not have a problem. In fact, we worked with him for months until we got a rock bottom rate of 4.875% with an 1/8th of a point paid. Yeah, pretty exciting. We also have some kick ass credit scores so that helps a lot too.

We did put down more than 5% when we purchased, but that didn't matter since the value of our home did not decrease. So, our loan still was less than the property value.

  • Falls off ladder: 0 (this is because we don't have a ladder yet)

  • Bandages Needed: 5
  • Electric Shocks: 2
  • Stiches: 0
  • Bruises: way too many
